What does "carpet-area pricing" actually mean for my loan?

You borrow — and pay — for the carpet area, the usable floor within the external walls. There is no loading on the price. The loan you sign for matches the space you receive keys to, which is why banks approve our quotations faster. See our carpet-area guide for the full breakdown.

How is my money protected during construction?

Under RERA, 70% of every rupee you pay sits in a project escrow account and is released only against verified construction milestones. We publish the milestone-linked payment schedule in the sale agreement, so you never pay ahead of progress.

Can I see a finished sample before I book?

Yes. Every live project site carries a fully finished sample flat or villa — same flooring, fittings and paint as the handed-over unit — with a written declaration posted at the unit. Book a site visit and our sales team will walk you through it.

What happens if possession is delayed?

The construction agreement carries a committed possession date and a per-month delay penalty payable to you until handover. In 14 launches since 2002, 13 were handed over on or before the committed date; Aria Residences was delivered a month early.

Do you offer plots where I can build my own design?

Yes. At Sthapatya Greens, Kokapet, you buy a RERA-registered gated plot with clear title and underground utilities, then bring your own architect — or use our empanelled one. The layout guidelines keep the estate's character; the home is yours to design.

What is the structural warranty on a Sthapatya home?

Every home we hand over carries a written five-year structural warranty, alongside the RERA defect-liability period. Non-structural and finishing defects are covered under the defect-liability window stated in the sale agreement.
