Mokila is the low-density western belt where Hyderabad's villa buyers go when they want land, a garden and a gate without leaving the city's orbit. The ORR Shankarpalli interchange put it within 25 minutes of the Financial District, and the international school cluster along the approach road did the rest.
Why villas work here
Land in Mokila is still priced like plotted periphery, not like a built-up corridor — which is why a 3200 sqft villa with a private garden lands at roughly two-thirds the per-sqft of a comparable Banjara Hills apartment. The Aravalli Villas is our live project here, with possession in June 2027.
Appreciation
Villa capital values have compounded at roughly 10.4% per year over five years, with a sharper acceleration since the school cluster completed in 2024. Rental demand is thin — this is an owner-occupier market — but resale liquidity within the gated estates has improved markedly.
