1. Fix your real budget, not your wish budget

Add 12–14% on top of the quoted price for registration (5.6% in Karnataka), stamp duty, GST if under construction, legal, brokerage (1–2%) and interiors. A β‚Ή1 Cr flat needs about β‚Ή1.13 Cr all-in. Get a bank pre-approval before you shortlist β€” it sharpens your search and your negotiating power. Keep EMI under 35% of take-home pay; Bengaluru's second costs β€” maintenance (β‚Ή5k–₹12k), car park, and water β€” creep up.

2. Verify the title like your home depends on it

We ask for 30-year mother deed trace, EC from the sub-registrar, khata (A is better than B, but B with DC conversion and betterment paid is registrable), tax receipts, and NOCs if the society has them. Walk the property with the approved plan and measure setbacks yourself. If the seller hesitates to share documents, walk away β€” good homes have confident owners.

3. Rent vs buy in your lane

In Indiranagar and Koramangala, rents are now β‚Ή45k–₹70k for a 2BHK; yields are 2.5–3%. If you plan to stay less than 5 years, renting and investing the difference often wins. 4. Timeline to set expectations

From token to registration: 25–45 days for resale (loan + legal + settlement) and 2–18 months for under-construction. Token is usually β‚Ή1 lakh, agreement β‚Ή5–10% and balance at registration with DDs. We walk you to the SRO and handle queue, bio-metrics and deed reading so the day feels ceremonial, not chaotic.
