Bengaluru Rental Market: Where to Rent Under ₹50k

Koramangala, HSR, Jayanagar or Whitefield? We compare what ₹50,000 actually gets you in 2026 — and which lanes still feel like a deal.

After two years of 12–18% rent hikes, Bengaluru's rental curve has flattened to 5–7% in most central areas — but the floor has moved. A decent 2BHK now starts at ₹38,000 in Jayanagar and touches ₹62,000 in Indiranagar. Whitefield has held at ₹35k–₹50k because supply is higher. The question isn't just budget, it's what your mornings will look like.

Jayanagar 4th Block — The gentle, green choice

Wide roads, independent houses with gardens, and Namma Metro at your doorstep. A 2BHK independent floor like Palm Grove (1,800 sq ft) rents for ₹50k–₹58k. A newer 2BHK apartment is ₹42k–₹52k. You'll trade nightlife for parks, filter coffee and a 25-minute drive to MG Road even at 9 AM. Best for families and those who work in South or Central Bengaluru.

Koramangala & HSR — Young, walkable, always awake

4th Block and 1st Block still hover at ₹45k–₹60k for a 2BHK, but 1BHKs and studios like Cozy Nest (HSR, ₹28k) keep HSR accessible for first-jobbers. Lane noise is real — ask for the back-facing unit. Commute to Outer Ring Road is 15 minutes on a good day, 45 on a rainy Monday. Gyms, clinics and late-night shawarma are all within 400 metres, which is why tenants renew here.

Whitefield & East — Space for rupees

If you want a garden, a clubhouse and a 3BHK under ₹50k, Whitefield delivers. Gated communities with pools and badminton courts rent for ₹45k–₹55k. The trade-off is the commute — budget 50 minutes to MG Road if you time it with the Metro from Whitefield to Cubbon Park. Ideal if your office is on Whitefield–Mahadevpura corridor.

What to check before you pay token

  • Owner vs broker: insist on meeting the owner and seeing the original khata/tax receipt
  • Deposit: 6 months is common for furnished, 3–5 for unfurnished; get the refund clause in writing
  • Water: Cauvery days vs borewell; visit the terrace tank
  • Society rules: bachelor, pet and notice period — all should be in the agreement
