7 Staging Tips That Help Homes Sell 30% Faster

From decluttering to warm lighting β small, low-cost tweaks that make buyers linger longer, imagine their life in your home, and offer higher.
We photographed 92 homes last year before and after Meera Thomas, our staging lead, spent three hours in each. The staged homes sold on average 34 days faster and, more surprisingly, received offers 4β7% higher. Staging isn't decoration β it's editing. You're removing your story so the buyer can see theirs.
1. Clear every surface by half
Kitchen counters, dining tables, TV units β leave them half-empty. Pack the mixer-grinder, the prize trophies and the magnets. Buyers mentally measure storage; clutter shrinks rooms. One family in Jayanagar packed two car loads before our shoot and the living room "grew" by two feet in the photos.
2. Warm, layered light
Replace cool white LEDs with warm white (3000K) in lamps and add two floor or table lamps to the living room. Turn them all on for viewings, even at 11 AM. Warm light softens Bangalore's sometimes harsh concrete and makes wood floors glow β exactly what made Skyline 12B's photos pop.
3. One plant, one textile
A single areca palm in the corner and a neutral throw on the sofa add life without theme. Avoid strong prints or religious iconography for the shoot; you can put them back after the sale. We keep a kit of throws, cushions and a bamboo plant in the office for sellers who don't want to buy.
4. Fix the first 15 seconds
The entrance decides the mood. Sweep the lobby, add a doormat, hide the shoe rack and ensure the doorbell works. In apartments, paint the main door if it has scuffs β a βΉ1,200 touch-up returns many times in perceived care.
5. Bathroom and kitchen must sparkle
Re-caulk the sink edge, replace a stained shower curtain with a plain white one, and keep toiletries in a closed caddy. In the kitchen, decant atta and dal into matching jars for the photos. Buyers open cupboards β keep them neat.
6. Smell and sound
No agarbatti or heavy air freshener; just open windows an hour before the viewing and brew filter coffee if you can. Bengaluru traffic is audible even on the 12th floor β close the windows and play very soft instrumental music if the lane is noisy.
7. Price after staging, not before
Shoot first, list at the right price second. A well-staged home tempts you to overprice; resist it. Our data shows homes priced at market after staging get multiple offers in week one; overpriced staged homes still wait.
